TIAA Commercial Real Estate Loan Closer in REDMOND, Washington

As a part of TIAA’s Financial Solutions business, TIAA Bank, a division of TIAA, FSB, provides full-service, nationwide banking and lending services to consumer, commercial and institutional clients through a variety of channels, including online, its Florida-based financial centers and at other business offices throughout the country.

Primary Characteristics

The Commercial Loan Closer will review and verify loan documentation for commercial real estate loans in a national program from the time of acceptance of the conditional commitment through and including the loan closing. Loan sizes will typically vary from $1,000,000 to $10,000,000. In performing loan closing tasks, the Commercial Loan Closer will work closely with underwriters, sales associates, regional sales directors, and internal bank servicing units. The Commercial Loan Closer will work under the direction and oversight of the Loan Closing Manager and Commercial Loan Closing Team Lead.

Essential Functions

  • Coordinate, organize, and verify documentation received from third parties, brokers, clients, title companies, closing agents, etc., necessary to close each loan.

  • Create and maintain well organized loan files; upload documents to imaging system as needed.

  • Identify all issues discovered during the due diligence phase of loan closing which do not comply with TIAA Bank’s standards.

  • Consult with the Loan Closing Manager or Commercial Loan Closing Team Lead on a regular basis regarding the status of the transaction and any potential closing issues, to identify possible solutions or resolutions, or to elevate issues to underwriting, sales associates, regional sales directors or management as needed.

  • Facilitate communication with title/closing agents, outside counsel and, if necessary, TIAA Bank counsel to insure accurate documentation for all loan closings, and verification of borrower or guarantor entity documentation.

  • Ensure compliance with all loan requirements, commitment and approval conditions, policies and procedures using prudent closing practices and proper documentation.

  • Accurately set up transactions and fundings/disbursements in ATLAS system, including proper tracking and accounting of client deposits, fees and third party costs.

  • Responsible for interaction with clients and advising underwriting, sales and management of client expectations relevant to timing of loan closing schedules.

  • Responsible for coordination of loan closing schedules for all assigned loans.

  • Coordinate with loan servicing and operations for timely imaging and future servicing requirements.

  • Prompt review and approval of title policies, in consultation with Closing Manager or Closing Team Lead, completion of data corrections, timely audit responses, and other post-closing responsibilities.

  • Complete various projects, as assigned.

Knowledge, Skills, and Abilities Requirements

  • Strong computer skills using a variety of applications

  • Self-starter needed to initiate contact with customers and coordinate receipt of necessary information

  • Excellent verbal and written communications, with a strong customer focus

  • Ability to multi-task and prioritize tasks as needed, and to know when to ask for assistance with setting priorities

  • Should possess a general working knowledge of commercial real estate lending and the required documentation associated with closing a variety of real estate loans, preferably including Single-Tenant, Multi-Tenant and/or Multi-Family

  • Able to adapt to change and work well in a fast paced growing environment

Required Minimum Qualifications

  • A minimum of 2 years of experience processing/closing real estate loans required

  • Experience and familiarity with commercial real estate documentation, preferably nationally

  • Strong software skills for database entry and Microsoft Office product experience is required

Preferred Minimum Qualifications

  • Paralegal certification is a plus

  • Experience in a regulatory environment is preferred
