Analyst, RE Acquisitions

The Analyst, Real Estate Acquisitions job supports the acquisitions of TIAA's real estate portfolio and provides support for its strategic relationships. Working under close supervision, this job will assist executing on new real estate and property investment opportunities, strategic partnerships, and acquisitions.

Key Responsibilities and Duties

  • Assists with the coordination and compliance of all requirements for the closing and funding of real estate acquisition and development transactions.

  • Helps conduct market research of potential real estate investment opportunities that support the company’s real estate investment and financial objectives.

  • Assists with sourcing new real estate acquisition opportunities and tracking active deals in the market.

  • Supports in the development of external relationships with key market participants, investment sales, leasing brokers, and lenders.

  • Contributes to identifying increased efficiencies in the budgeting and operations of real estate and property assets, and develops materials to track them.

  • Participates in the due diligence process for asset acquisition and property development opportunities.

Additional Responsibilities and Duties

  • Underwriting of industrial acquisitions and developments using Argus and excel modeling to evaluate investments and investment returns based on discounted cash flows, return on cost, development spreads and third-party leverage; analysis also to include impact of value-added opportunities, leverage, tax analysis, and joint venture structures.

  • Aid in preparation of Investment Committee presentations, which includes analyzing market and submarket fundamentals, sourcing sale and lease comparable transactions and identifying and articulating the risks and merits of a transaction.

  • Understand and keep abreast of market dynamics and trends and seek the input of research and other professionals in all analytic activities.

Preferred Qualifications:

  • Relevant coursework in undergraduate studies related to business, finance or real estate.

  • Experience and proficiency in Microsoft Excel and Word and Argus Enterprise.

  • Strong written and verbal presentation skills.

  • Minimum of one summer internship in the real estate or finance fields.

  • Direct real estate acquisition or joint venture development experience as part of an internship.

  • Possess introductory knowledge of commercial real estate, economics, finance, valuation, and financing.

  • Desire and willingness to learn about all aspects of industrial real estate transactions.

  • Demonstrated ability to operate independently

  • Strong interpersonal skills as this role will require interaction with senior team members of both the Industrial Sector and the broader Nuveen Real Estate organization, members of the brokerage community, direct sellers of real estate and joint venture development partners.

  • Ability to work in a team context and under pressure of tight deadlines, uncertain information and with limited resources; ability to manage time efficiently and to adapt to changing priorities as set by members of the senior leadership team and portfolio management.

  • Position requires analytical/reasoning skills to analyze disparate information flows based on market specific practice into a meaningful, relative-value basis.

Minimum Pay: $69,300.00
